You could try to sell it
yourself to avoid the realtor fee. Sure, you’d save the
fee…and almost surely land in foreclosure. The only people who
should try to sell a home on their own are those who are in no
hurry and don’t care if the house is sold.
Here’s why:
1. You can’t come close to
having the market exposure that a real estate agency has.
Even if you placed an ad in several newspapers and magazines…
and ran them continuously… you would not get the volume of
customers that a good agency sees in a day. You would
spend a lot of money trying!
2. Unless you make selling the
house your full time job, you can’t be available all day to
take calls and show the house. You’d miss buyers.

Customers who shop “For Sale By Owner” homes are looking for a
bargain. They expect to get a better price because, after
all, you don’t have to pay an agent. And they’re often expert
negotiators.
4. Your emotional involvement
weakens your bargaining power. You need a professional to
look out for your interests and protect you from sharp buying
tactics.
You could call a real estate agent. Friends may
advise you to call their cousin Joe who just started in real
estate. He’s new and needs sales, so he’ll work hard for you…
or to just call the agency with the best ad on TV. Please
don’t listen!
Enthusiasm is wonderful, and Cousin Joe would
probably give it a good effort, but this job demands
experience. Your agent will need to work closely with your
lender. That requires patience, tact, persistence, and some
knowledge of what lenders can or can’t do. In short:
experience.
As for just choosing any agency with

blindfold. You may hit a good one, but then again you may
not. Statistics show that 20% of the agents sell
80% of the properties, so the odds are 4 to 1 AGAINST finding
a top agent!
